The Short Answer
For most NJ homeowners, spring (April–May) and early fall (September–October) are the best times to pressure wash. Spring clears winter buildup before the heat sets in. Fall removes summer growth and prepares surfaces for winter.
But the right timing depends on what you're cleaning. Here's a surface-by-surface breakdown.
House / Siding: Spring Is Best
Winter in NJ leaves a layer of grime, mildew, and biological growth on siding — especially on north-facing walls that see little sun. Spring cleaning removes all of it before summer heat bakes it further into the surface.
Spring soft washing also lets you see what the winter did — any cracked caulk, damaged trim, or areas that need attention before they become expensive problems.
Best window: Late April through May, once temperatures are consistently above 50°F (so cleaning solutions work properly).
Driveways and Concrete: Spring or Fall
Driveways accumulate organic staining, oil, and tannins from trees year-round. Either spring or fall works well. Many homeowners prefer fall — it clears summer buildup and gives the driveway a clean look going into winter.
Avoid cleaning concrete when temperatures are below 40°F — water can freeze in surface pores and cause micro-cracking over time.

Roofs: Spring or Late Summer
Black algae streaks (Gloeocapsa magma) are most visible after summer — the organism thrives in heat and humidity. Late summer or early fall is a great time to address roof cleaning because you can see exactly how much growth has occurred over the season.
Spring also works well — cleaning before summer prevents the algae from spreading further during peak growing season.

Decks and Fences: Spring, Before You Use Them
Spring is the clear winner for deck cleaning. After a winter of moisture, freeze-thaw cycles, and organic debris, decks need cleaning before you start using them for the season.
If you're planning to stain or seal, you absolutely must clean first — stain applied to a dirty or greyed surface won't penetrate and will peel within a season. Clean in April or early May, let it dry 48–72 hours, then stain.
Best window: April–May.
Gutters: Late Fall and Late Spring
Gutters should be cleaned twice a year in most NJ neighborhoods — once in late spring after trees finish seeding (maple seeds, oak pollen, and debris) and once in late fall after all the leaves have dropped.
Cleaning too early in fall means you're cleaning before the leaves have finished falling. Wait until late November for the fall cleaning.

What If You Missed the Ideal Window?
Don't let perfect be the enemy of good. If your siding has been green for two summers, cleaning it in August is still vastly better than waiting until next spring.
