A professionally applied soft wash treatment kills the algae (Gloeocapsa magma), moss, and lichen on your roof at the organism level. Because the organism is dead — not just rinsed away — regrowth takes significantly longer.

Homes surrounded by mature trees — especially oaks and maples — are in a constant spore environment. Algae spores land on the roof from nearby trees and neighboring roofs. Heavy tree coverage means faster regrowth. Trimming branches away from the roof reduces this significantly.
Roof pitch and sun exposure
Steeply pitched, south-facing roof sections dry quickly and receive strong UV exposure — both of which inhibit algae growth. Shallow-pitched, north-facing sections stay damp longer and are in shade more hours of the day. These sections will show regrowth sooner.
Roof material
Standard asphalt shingles with limestone filler are the most susceptible to algae because Gloeocapsa magma literally feeds on the limestone. Algae-resistant shingles (containing copper or zinc granules) resist regrowth longer. Tile and metal roofs have different profiles.
Climate and humidity
New Jersey's humid summers accelerate algae growth compared to drier climates. The shore communities and lower-lying areas with more humidity tend to see faster regrowth than higher-elevation properties.
How to Extend the Results
- Trim overhanging branches — reduces shade and constant spore exposure
- Keep gutters clean — wet, debris-filled gutters promote algae growth at the roofline
- Install zinc strips — near the ridge after cleaning, zinc slowly releases onto the roof surface during rain and inhibits algae
- Address moss promptly — moss causes more aggressive damage than algae; treat it at the first sign
When Should You Schedule the Next Cleaning?
Don't wait until the roof looks as bad as it did before. Schedule a cleaning when you first notice streaks returning — early-stage algae is much easier and less expensive to treat than a heavily colonized roof.
