Why High Pressure and Vinyl Don't Mix
Vinyl siding is designed to shed water — not withstand it being forced in at high pressure from an angle. Several things can go wrong with aggressive pressure washing on vinyl:
Water intrusion behind the panels
Vinyl siding panels are installed with gaps and overlaps that allow for expansion and contraction. High-pressure water directed upward or at these seams forces water behind the panels and into the wall cavity. That water has nowhere to go — it saturates insulation, contacts the sheathing, and creates conditions for mold and rot inside the wall.
Cracked or warped panels
Older vinyl siding becomes more brittle over time. High-pressure water can crack panels, especially in colder weather. Warping can also occur when water pressure flexes panels beyond their range.
Stripped paint on trim and accents
Many homes have painted trim, shutters, or architectural details adjacent to vinyl siding. High pressure strips this paint quickly.
Damaged caulk and seals
Around windows, doors, and penetrations, caulk creates a weather seal. High-pressure washing blasts this caulk out of joints, creating air and water infiltration points that are expensive to repair.
The Right Method: Soft Washing
Soft washing uses cleaning solutions applied at very low pressure — comparable to a garden hose. The chemistry does the work, not the force.
A proper soft wash solution for vinyl siding:
- Kills mold, mildew, and algae at the organism level
- Dissolves dirt and oxidation
- Rinses away cleanly without leaving residue
- Is biodegradable and safe for landscaping once diluted
The results are actually better than pressure washing — the surface is cleaner, the mold doesn't grow back as quickly, and nothing is damaged in the process.
How Long Do Soft Wash Results Last on Vinyl?
A proper soft wash on vinyl siding typically stays clean for 2–3 years in New Jersey's climate. Homes with very heavy tree coverage or significant north-facing exposure may need cleaning every 1–2 years. Compare that to pressure washing, which removes visible grime but leaves the biological root structure — algae can return in weeks.
What About Oxidation on Vinyl Siding?
Older vinyl siding develops a chalky white oxidized layer from UV exposure. This is a chemical change in the surface of the vinyl, not biological growth. Soft washing with appropriate chemistry can improve the appearance significantly, but severe oxidation may not fully reverse — the vinyl itself has degraded. How to Tell If a Company Is Doing It Right
Before hiring a pressure washing company for your siding, ask:
- "Do you soft wash siding or pressure wash it?" — The right answer is soft wash.
- "What PSI do you use on vinyl?" — Should be under 500 PSI.
- "What cleaning solution do you use?" — Should be a biodegradable surfactant mix, not just water.
If a company says they "pressure wash everything" or can't explain the difference between soft washing and pressure washing, keep looking.
