Why Cleaning Before Painting Matters
Paint adhesion depends on a clean, sound substrate. When you paint over:
- Mold or mildew — the organisms continue to grow under the paint film and cause peeling within a season or two
- Dirt and grime — paint bonds to the dirt rather than the surface and peels when the dirt lets go
- Chalky oxidation — common on older painted wood or vinyl, chalky surfaces don't hold paint well and cause early failure
- Loose paint — pressure washing removes failing paint, which must be gone before new paint goes on
Skipping the cleaning step is one of the most common reasons exterior paint jobs fail early. Most painting contractors will tell you the same thing.
Soft Wash or Pressure Wash Before Painting?
It depends on the surface:
- Wood siding — low to medium pressure with appropriate chemistry. Too much pressure raises the wood grain and creates a rough surface that's harder to paint evenly.
- Vinyl siding — soft wash only. High pressure risks water intrusion and panel damage.
- Masonry (brick, stucco, concrete) — can handle more pressure. Medium to high pressure appropriate depending on condition.
- Trim and detail work — low pressure always. High pressure can damage caulk, splinter wood, and force water into joints.
How Long After Cleaning Can You Paint?
This is critical and often gets rushed. The surface must be completely dry before painting — and "dry" means more than surface dry.
- Wood siding: 48–72 hours minimum in good drying conditions (low humidity, good airflow, sunshine). Some painters want 5–7 days for older or thicker wood.
- Vinyl siding: 24–48 hours is usually sufficient — vinyl doesn't absorb water the way wood does.
- Masonry: 24–48 hours for surface cleaning; longer if the masonry is heavily saturated.
Painting too soon traps moisture under the paint film, which causes blistering and peeling. In New Jersey's sometimes humid spring and fall weather, err on the longer side.
Coordinate With Your Painter
The best approach is to:
- Schedule pressure washing first
- Give the surface the appropriate drying time
- Have painters arrive after the surface is confirmed dry
